When students rent their accommodation, they enter into a legally binding contract. Most of the time this is a tenancy agreement and, like any other tenancy agreement, it must be ended properly when they move out. This page looks at the main terms of the contract for students who rent privately or in halls of residence rather than a purpose-built student block.

The room or flat (as notified to the Tenant prior to moving in and hereinafter referred to as “Accommodation”) is let to the Tenant for a fixed period of time – normally an academic year. This is independent of the semester dates which can vary by course. The term of the Tenancy is also defined by a number of additional terms and conditions as set out in the Contract or the Tenancy Letter.

The Tenant is required to make payment of the edinburgh student flats charges as detailed in their Contract or Tenancy Letter. The Tenant must not reduce the amount payable by making a deduction or setting off any sum against the accommodation charges for any reason. Any such deduction or setting off will be treated as a breach of the Tenancy Agreement and entitle the Landlord to issue a Notice to Quit the accommodation.

The Confirmation Form will include a section where the Tenant must disclose any criminal convictions. This is an important part of the process and the Tenant should ensure that they do not conceal any information which may affect their right to occupy the premises or their ability to pay the rent. Failure to disclose a conviction could result in an automatic “Notice to Quit” the accommodation and could affect future applications for edinburgh college accommodation or employment by the Tenant.

The Landlord cannot always control neighbouring building works which may occur during the period of the Tenancy. However, the inconvenience caused by such works does not form the basis for a claim for discount of Rent, compensation or termination of the Tenancy Agreement.

Green Spaces and Well-being: Incorporating green spaces and recreational areas within student accommodations promotes student well-being. Access to gardens, outdoor seating areas, and exercise facilities allows students to relax, connect with nature, and engage in physical activities, enhancing their mental and physical health.

Tenants of the Accommodation and their guests must keep the premises and their contents in good repair and condition at all times. In the event that the Tenant or their guest cause damage, the tenant must report it to the Accommodation Officer immediately. The Tenant will be responsible for repairing any damage incurred and, if the repairs are not made promptly, the Landlord reserves the right to invoice the Tenant for the cost of such repair.

Renting student accommodation is a significant aspect of the university experience, offering students independence, personal growth, and a place to call home while pursuing higher education. By considering factors like location, budget, safety, and roommates, students can find the perfect accommodation option. Planning ahead, conducting thorough research, and budgeting wisely will contribute to a smooth transition and a positive living experience. Embrace this opportunity to create lasting memories and forge lifelong friendships in your chosen student accommodation.

If a problem arises between tenants, the Accommodation Officer will assist and mediate where possible. In more serious cases the matter will be referred to a disciplinary committee.
